As I mentioned, gates typically open inward onto a property (see here). The gates are open to the rear of Van Helsing and Harker, which means that if they are swinging inwards that Van Helsing and Harker are exiting a property, not entering the Abbey grounds. 
I guess those gates that Chick and Wilbur ran through to get away from the Frankenstein monster in A&CMF were the untypical kind. They opened outward from the property. 

But, didn't the Carfax Abbey property, which was supposed to be abandoned and run down adjoin the Sanitarium property? Perhaps this particular gate, maybe not the front gate, was shared by both properties as a demarcation line of some kind. It swung inward to the Sanitarium and away from the Abbey as no human life existed there. So Van and John were leaving Seward sanitarium and entering the Abbey grounds.
